Need to Know: 2019 Homestead Exemptions

New Senior Homestead Exemption

All property owners over the age of 65 are now eligible for a senior homestead exemption that will increase their base exemption from $30,000 to $50,000. This exemption only applies to the Fulton County portion of the property taxes. Homeowners over the age of 65 qualify regardless of income which is different from other senior homestead exemptions which usually have income limits.
 
This exemption will be automatic to properties that already have senior property exemptions for ages 65 and older. Those who do not already have others should visit one of the five offices of Fulton County Board Assessors with proof of age (license, passport, etc.) or apply online here.
 

North Fulton Cities

Properties in Alpharetta, Roswell, Johns Creek, Milton, and Mountain Park will now have a floating homestead exemption in place. These will cap the annually adjusted value at 3% over the determined lowest base year value for the city portion of property taxes for each of these jurisdictions.
 
How to apply: The cities of Milton, Roswell, and Alpharetta each process their own city homestead applications. Milton will automatically apply the new exemption to properties with a floating exemption in place.
 
For properties in Johns Creek and Mountain Park, Fulton County will automatically apply for this exemption if a homestead exemption is in place, as well as for future homestead applications. The base year will be automatically determined.
 

Fulton County Schools

All Fulton properties outside of Atlanta will have a floating homestead exemption in place for Fulton Co. Schools portion of the property taxes. This will cap the annually adjusted value at 3% over the determined base year value.
 
This will automatically apply to properties with exemptions in place in Fulton Co. outside of Atlanta as well as future applications.
 

Atlanta Public Schools

Properties in the City of Atlanta are now eligible for an increase in the base exemption for the APS portion of the taxes. The current exemption is $30,000 and will now increase to $50,000 after the first $10,000.
 
This will automatically apply for properties in the city with homestead exemptions in place and the base year will be automatically determined.
