There are not enough superlatives to describe all that Sandy Stewart did for my husband and me in the selling of our Sandy Springs home, followed by the purchase of a new home in Cumming.  It involved a series of events that left us with no doubt that a real estate angel was at work!  I first enlisted Sandy’s help with a “wish list” criteria for what we were looking for, then shelved it for two years until we were finally ready.  She kept our file, complete with notes, and when we said, “Now’s the time”, she left into action.  Within a few days, a sign was in our yard, beautiful property pictures were taken, and we were actively listed.  In addition, she supplied us with a comprehensive list of service professionals that she was personally knowledgeable about for our home inspection needs.  Sandy is also extremely well informed about current market trends and pricing and gave us invaluable advice concerning pricing, home state, and potential buyer feedback.  She had our best interest in mind at all times.

Sandy is so much more than just an accomplished realtor.  She is a dedicated professional, listens with discernment, and works tirelessly to meet a client’s needs.  She has an outgoing, upbeat personality and even our cat, Cooper, enjoyed helping Sandy greet people at the door!

Our eventual purchase in Cumming illustrates these values.  From the beginning, we eliminated Cumming as an area of interest, so Sandy carefully researched other areas that fit our price range. Nothing seemed to be right and we kept trying to make something work.  Sandy’s patience and support not to commit to anything we might regret kept us from making a big mistake.  One afternoon, as we left our house to look at a property in Roswell, our daughter called, having just minutes before, found herself driving into a neighborhood she had never been to before, circled around, and spotted a newly hung For Sale sign in the front yard of a house at the end of a cul-de-sac.  She immediately called Sandy, gave her the listing agent number, and minutes later, we are heading for Cumming.

Needless to say, it was exactly what we had in mind, even down to the criteria we had given Sandy two years ago!

Sandy represented us so competently as both sellers and buyers.  Her negotiating skills are amazing.  We can recommend her highly enough or properly express our gratitude for a job done with excellence.  She remains our very good friend!

I contracted with Sandy for the sale of my condo last June. Despite being a premium location, the difficulty of our situation became immediately apparent due to the lack of recent comparables for the community.  Sandy figured that the 12-month-old comps undervalued my property by almost $50,000.

She then did something that I thought was unusual and asked to have a meeting with the onsite property manager.  She proceeded to probe him for information on sales within the community with the skill of a Philadelphia lawyer.  What came from this impromptu meeting was the fact that there had been a private sale very recently that did NOT appear in the public records.  In other words, the other agents whom I had spoken to didn’t know of this fact because they didn’t take the time and, I think, the unusual step of uncovering this hidden record.

Using this sale, we were able to justify an asking price much higher than the public records disclosed, while simultaneously providing evidence to the appraiser that our asking price was more in line with reality.

She then suggested that we stage the vacant unit with some furniture and household items.  Within a week, we received an offer IN EXCESS of our asking price and closed shortly after.

Two years ago we quickly discovered that finding an excellent realtor is critical when searching for your new dream home.  Luckily we hit the jackpot when a friend referred us to a very seasoned realtor, Sandy Stewart.  We had been in our prior home for 20 years, and we frankly were not sure if we wanted to move into a townhome, a house, or a condo, and to top that off, we were not sure which county we wanted to be in – so that was quite a challenge for a realtor, or so we thought!  Sandy was an absolute joy in helping to navigate us to our final decision.  She not only showed us tons of various options and areas around Atlanta, but her knowledge helped us to finally decide we wanted a new home in the Vinings area.  When we found our favorite neighborhood, which was new construction, we ran into one glitch.  The lot we wanted to have the builder’s trailer on the lot, and the builder desired to sell it as the last new build.  Luckily we had Sandy to our defense – she fought hard for us to get our desired lot, and took us through many of the nearly completed homes to provide her expert guidance on fixtures, paint colors, etc.  Without her guidance and advice, we would not be where we are today….in our dream home.  We have now been in our beautiful new home for a year, and we will forever be grateful for Sandy’s guidance and resilience to get us here!
