“The Zestimate will never be accurate”

Recently a Zillow representative visited Beacham & Company and declared, “the Zestimate will never be accurate.” Oh, how we know this!

Part of the reason why Zestimates are not accurate is that they can sometimes very easily be manipulated. This can be a useful skill if your home is undervalued by Zillow especially relative to the home’s list price.

Beacham & Company has learned over the years how to adjust for sale listings on Zillow to showcase them in the best possible light – even increase Zestimates. For instance, we’ve learned which photos are best for increasing Zestimate values, along with copy tweaks, proactive correction of Zillow’s MLS input flaws, and manual entry of certain data points vs. the MLS feed.

Sometimes, these tweaks can make a huge difference in whether a property sells or not. For instance, Beacham took over a listing from another brokerage that neglected the home’s Zillow listing for months. Much of the information was incorrect and the Zestimate was way below market value. After a few tweaks to the Zillow listing by Beacham, the home was under contract and later sold within a matter of days.
