Peachtree Heights East and Peachtree Heights West are technically two different neighborhoods in Atlanta’s popular upscale Buckhead district, but they both offer a bit of history, charm, and affluent living that can’t be found anywhere else in Atlanta. Peachtree Heights West sits just to the west of Atlanta’s famed Peachtree Street and south of West Paces Ferry. Peachtree Heights East is a bit smaller and sits just to the east of Peachtree Street and west of the Garden Hills neighborhood.

Peachtree Heights East is smaller and a bit more commercial than its western neighbor. It has its own privately-owned park and duck pond that takes up a little over seven acres and includes gardens, green space, and wooded areas. The Peachtree Heights East Neighborhood Alliance helps to maintain it and often hosts parties and activities in the park. Also located in the neighborhood is the popular LaGrotta restaurant. The educational and family-friendly Atlanta History Center sits in the northeastern corner of Peachtree Heights West. It takes visitors back in time with historic homes, gardens, and exhibits to see what Atlanta was like before the 21st century. The elegant, upscale Swan Coach House restaurant, art gallery, and gift shop is also located in Peachtree Heights West. Both neighborhoods are just minutes away from Buckhead’s beloved shopping and nightlife, as well as Midtown hotspots like the Fox Theatre and Woodruff Arts Center.
Peachtree Heights West has about 400 homes within its borders, while its eastern counterpart has about 340. The average home in Peachtree Heights East is worth about $750,000, while the average home in Peachtree Heights West is worth about $1.2 million. Some of Atlanta’s oldest and most upscale estates are located in the neighborhoods.
Students in both neighborhoods will attend Sutton Middle School and Northside High School, two of the Atlanta Public School System’s top institutions. Elementary School students in Peachtree Heights West will attend either Morris Brandon or E. Rivers Elementary Schools, while elementary students in Peachtree Heights East will attend E. Rivers Elementary School. Private schools near the neighborhoods include Atlanta International School, Pace Academy, The Lovett School, and Westminster Schools.
