Beacham listings set to go behind ‘The Great Firewall’ of China

Beacham & Company, REALTORS® will give its’ clients another advantage over competitors when our listings go online from within “The Great Firewall” of China later this spring through a partnership with Leading Real Estate Companies of the World (LeadingRE).

LeadingRE has developed a Chinese-version of the organization’s website that will be hosted in China. The website was created because it is difficult for Chinese consumers to access websites not hosted in China as they are subject to a problem humorously called “The Great Firewall of China.” Websites not hosted in mainland China frequently experience slow load times and occasional blocks. When launched later this spring, the new website will enable Beacham listings to reach 618 million active online consumers in mainland China. The website will be exclusive to members of LeadingRE.

The website will be translated to Mandarin by a professional staff in China due to the small percentage of mainland Chinese who can read English and to provide a localized browsing experience. Online inquiries will be managed by local Mandarin-speaking real estate professionals, providing a quick response time. These representatives then create a direct, vetted and meaningful introduction to Beacham listing agents.

Reaching Chinese consumers – particularly China’s wealthy – is critical because 90 million Chinese search for property online every month. In addition, more than 60% of China’s wealthy are engaged in overseas investment or immigration. The National Association of REALTORS® reports in their latest home buyer study that China is among the top three source countries for international home buyers in Georgia.

Beacham listings have been featured on Chinese real estate website Juwai.com for years but the new LeadingRE site offers a more Americanized online experience including enhanced imagery, graphics and content.

Robert Orr named Beacham ‘Sense of Excellence’ winner

Beacham & Company, REALTORS® recently named Robert Orr its 2018 Sense of Excellence Award winner. The Sense of Excellence Award is Beacham’s highest honor and is presented annually to the agent who demonstrates the utmost professionalism and conscientiousness in their real estate business.

Orr joined Beacham in 2009 but has been selling real estate in Atlanta since 1984. He is a Life Member of the Atlanta REALTORS® Association Multi-Million Dollar Sales Club, a Phoenix Award recipient, a Crystal Award recipient and is licensed as an Associate Broker.

In bestowing the award, Beacham & Company founder Glennis Beacham called Orr a true friend whom she has relied upon for advice for years. Beacham said, “He is the most knowledgeable person about real estate and the Atlanta market that I’ve ever met and there is no limit to what he will do to help another agent. The Beacham Insider – Spring 2018

The Spring 2018 issue explores the paradoxical nature of the Atlanta real estate market entering 2018; on the one hand, some homes come on the market and sell quickly while others linger, even expire from the MLS as 2,000 listings did on Jan. 1. This phenomenon has been described as a market where buyers are “buying off the top,” and we explore why in this issue. We also discuss the factors that come into play in multiple offer situations which become more common this time of year. The new launch includes a refreshed home page and navigation system for both mobile and desktop devices that greatly enhances the user experience by putting greater emphasis on video. Beacham sellers time market to their benefit; firm achieves all time sales records in 2018

Beacham & Company, REALTORS continued its blistering start to 2018 with a 24% increase in homes sold and a 25% increase in dollar volume closed from the firm’s previous all-time highs for the month of February. For January and February combined, the firm increased homes sold by 17% and dollar volume sold by 11% over any previous start to a year.

The firm’s agents, boosted by a marketing team coming off another international award in January, did an excellent job of getting homes listed and sold in the two lowest housing inventory months of every year. For example, nearly 2,000 listings for sale in the Atlanta MLS expired on Jan. 1. This sudden reduction to already perilously low inventory created a perfect situation for Beacham’s opportunistic sellers. The paradox of low housing inventory but substantial amounts of expired or failed listings demonstrated what one Denver real estate company recently called a market in which buyers are “buying off the top,” or predominantly new listings.

Overall, Atlanta real estate sales sagged last month for the seventh consecutive month. Single family detached home sales declined 6.5% from a year ago while attached home sales fell 1.2%. Meanwhile, the average sales price of a single family detached home rose 9.5% to $326,015 from February 2017 and the average sales price for an attached home rose 9% to $264,135. The trajectory of both sales and prices was due in large part to just 17,000 homes on the market in January. Although not as low as the paltry 3,000 homes on the market in Denver, for example, the number is low for a metropolitan area twice the size of Denver with six million residents and 50,000-plus net new residents every year.

Areas of the Atlanta real estate market that fared well in February compared to a year ago included Buckhead, Atlanta Intown (Virginia-Highland/Morningside), the Westside, Sandy Springs, close-in East Cobb, Dunwoody, and Smyrna.

The scarcity of homes in move-in ready condition, reasonably priced, and in or near live-walk-play neighborhoods helped push up home prices by creating bidding wars and multiple offers. However, just as many sellers’ homes lingered on the market. Some sellers realized that with housing market data now so readily available, buyers would not overpay unless poorly represented. Rising mortgage interest rates and the spectre of rising property taxes in the City of Atlanta added urgency for many sellers who went under contract or closed on a home in January or February.

The multiple offer scenarios predominantly involved Millennial buyers who represent the largest generation in human history. Some maturing Millennial buyers acknowledged that the ability to realize tax-free appreciation on a primary residence and the accompanying mortgage interest tax deduction to income posed too great a missed opportunity not to buy. Any perceived risks associated with declining home prices took a back seat to the reality that persistent record low housing inventory, rising mortgage interest rates, and an impending generation of unprecedented housing demand outweighed those concerns.

City of Refuge selected as Beacham Gives Back Q1 2018 charity designate

Beacham Gives Back, the quarterly charitable giving initiative of Beacham & Company, REALTORS, has selected City of Refuge as its’ first quarter 2018 recipient charity. City of Refuge’s mission is “social transformation” through delivery of individuals and families who are in crisis to a self-sustaining position free of poverty, addiction, or trafficking. The organization achieves its mission by providing shelter, meals, job skills training, networking opportunities, childcare, youth programs, and individual and family counseling. Since 1997, the organization has changed the trajectory of 20,000 lives from their campus in Vine City west of downtown Atlanta. Vine City is one of the state of Georgia’s traditionally highest crime neighborhoods where more than 50% of residents live below the federal poverty line.

City of Refuge was started more than 20 years ago by Bruce Deel, a pastor from Cleveland, Tennessee who moved his family (including five daughters) to a failing church in Vine City where drug deals and murders in the immediate vicinity were common. Now, City of Refuge sits at the epicenter of one of Atlanta’s most buzzed-about areas for real estate investment due to a variety of redevelopment and infrastructure improvement projects such as Rodney Cook Sr. Park across from the new Mercedes Benz Stadium, the Westside Trail of the hugely popular Atlanta Beltline, and Westside Park at Bellwood Quarry, which will be the City of Atlanta’s largest park upon completion with a 45-acre drinking water reservoir as its focal point. Also, one of the prime sites for the location of Amazon’s second corporate headquarters nearby. All of this new investment activity and the support in recent years of philanthropist leaders like Chick-fil-la‘s Dan Cathy have helped propel City of Refuge to open new centers in Dalton, Ga. and Augusta, Ga. along with centers in three other states with plans for 10 more centers.

Beacham Gives Back is a charitable giving initiative of Beacham & Company that was started nearly a year ago by one of Beacham’s agents. The program is believed to be the first of its kind – at least among Atlanta real estate companies. Charitable giving recipients are not chosen by management but by the agents and staff of Beacham by popular vote each calendar quarter. In less than a year, Beacham Gives Back has donated a total of nearly $100,000 to local charities including Our House, Crohn’s and Colitis Foundation, and the Emory Winship Cancer Institute. Prior to Beacham Gives Back, the firm has made donations over the years to Ronald McDonald House, the Forward Arts Foundation, the Atlanta Symphony Orchestra, and Children’s Healthcare of Atlanta.

Beacham posts record January sales in 2018; pending sales surge

Beacham & Company, REALTORS got 2018 started in historic fashion with a record number of homes sold in January. Closings at the firm were up 36% from the previous all-time January high and closed dollar volume was 28% higher than a year ago. The month of February appeared to have even more prolific increases in store based on pending sales.

The firm got an early jump on the 2018 market due to a surge in digitally-driven consumer traffic. Website visitors to the Beacham website hit an all-time record in 2017 and were up 29% in January, reflecting both the firm’s late 2017 marketing efforts and the annual January surge in home buyer activity on the internet. The firm also benefitted from its re-vamped app which debuted at the end of 2017. The app generated record interest in Beacham listings over the last 45 days and enhanced consumer affinity efforts that reached more qualified buyers than ever interested in Beacham listings.

Beacham & Company’s good fortune contrasted with the overall Atlanta real estate market which experienced a dip in January from January a year ago. Sales of both single family detached and attached homes in the five county metro dropped 2.5% in January although when evaluated separately, attached home sales actually increased 7.4%. Areas where sales were especially strong in January included Buckhead and Sandy Springs.

The January results reflected the continuation of a sluggish trend that characterized the market as a whole in the last six months of 2017. Lack of inventory continued to hamper the market in January even as nearly 2,000 unsold listings expired on Jan. 1 – many without returning to the market. The large number of failed MLS listings amidst unabated demand perhaps best illustrated the unusual real estate market conditions.

Home prices gained strength in January. The average sales price was $304,463 last month, a 6.7% increase from January 2017. It marked the first time ever the average sales price in Atlanta was more than $300,000 in the month of January. In Buckhead MLS Area 21, the average sales price for single family detached homes exceeded the $1.1 million mark for the first time ever.

marketing team captures international award

The marketing team at Beacham & Company, REALTORS took home an international marketing award at the Leading Real Estate Companies of the World annual conference at the Wynn Las Vegas last week.

Beacham won in the all-important Consumer Materials category by beating out other placing firms from France, Bulgaria, Colorado, and Texas and others in the more than 650-member international real estate network. Beacham’s entry featured a summary of its relocation business and resources and explored how those tools help Beacham clients both buy and sell when transferring to and from Atlanta. Called “The Beacham Blueprint,” the piece is a guide to the relocation process that captures the essence of the firm’s value proposition in relocation along with a list of its most prominent corporate clients.

Beacham achieved record relocation sales in 2017, with closings up more than 33%. The firm’s relocation department is directed by Sharon Leone, who previously was an executive for Leading Hotels of the World based on Chicago.

The award is among dozens the firm has earned over the years in all phases of consumer marketing such as print, digital/online and branding. The marketing staff is comprised of eight staff members creatively led by Blayne Macauley, daughter of Beacham founder Glennis Beacham.

‘Beacham Gives Back’ donates more than $25K to Our House shelter

The agents and staff of Beacham & Company, REALTORS recently donated $25,536 to Our House women’s shelter (formerly Genesis Shelter) in Atlanta through it’s charitable giving initiative Beacham Gives Back. The donation, made Dec. 31, 2016, is the largest single charitable donation in the company’s history and the second of more than $20,000 to the shelter in recent years. According to Our House, the Beacham donation will fund four families with infants in the shelter for six months.

Beacham Gives Back was the brainchild of Beacham agent Rachel Farmer and is believed to be the first charitable giving program of its kind by an Atlanta real estate company. Beacham agents and staff select a new charity every quarter by vote of the office and the agent who nominated the winning charity serves as captain of fundraising. In all, Beacham Gives Back donations have reached nearly $100,000 in less than a year to several local charities. Since the firm was founded in 2006, Beacham & Company has given or committed more than $250,000 to Atlanta charities and non-profit institutions. Some past recipients include the Atlanta Symphony Orchestra, Childrens Healthcare of Atlanta, Forward Arts Foundation, and Emory Winship Cancer Institute.

The Our House shelter has been a favorite charity of Beacham over the years, according to Dac Carver, Vice President of Beacham. “Their mission is unlike many shelters because they focus on families with young children and have a very high success rate in helping those families become re-established in independent environments in a very short amount of time, usually within six months. You cannot visit the shelter and not be overwhelmed by the environment or the people. Our support of Our House is probably the best thing we do as a company each year.”
