The Beacham Insider – December 2013

The Beacham Insider - December 2013The December 2013 of The Beacham Insider takes note of the first year-over-year increase in metro Atlanta’s single family detached housing inventory in seven years. The Insider predicts what this will mean for Atlanta real estate in 2014 as well as what are the most desirable features of a home in today’s market. The Insider also demonstrates why it’s important for sellers to list in the MLS system and to list in January to get a jump on the rest of the market.

In reviewing the performance of the Atlanta real estate market over the last two months, the Insider notes that sales of single family detached homes were down -4% from the same period a year ago while prices were up 17%. Condo sales were up 7% while condo prices were up 33%. Top performing markets included Midtown, Sandy Springs and Vinings.

Beacham Sets Ninth Monthly Sales Record Of 2013; Sales Up 29%

Beacham sales agents will also end the calendar year 2013 as the top producing sales force by dollar volume sold per agent for the seventh year in a row. Over the last 12 months, Beacham agents have sold more than $4 million per agent. No other firm’s agents have averaged more than $4 million.

The agents of Beacham & Company set another company sales record in November – the ninth such record of 2013 – and the firm’s transaction and dollar volume sold are up 29 percent from 2012 heading into the final month of the year. The feat is made even more impressive by the fact that home sales are actually down 10 percent in metro Atlanta this year.

The firm also has the top selling office by dollar volume of listings sold for most of Atlanta, East Cobb, Sandy Springs, Dunwoody and Vinings combined.

A Very Beacham Thanksgiving!

Beacham & Company, Realtors has a lot to be thankful for as we head into the holiday season. Of course, the firm’s on going success, booming business and fabulous new office are on the list, but at the very top of their list of things to be thankful for is each other. The company kicked off the Thanksgiving holiday by holding a company potluck. The turn out was more than they could’ve hoped for. So many people contributed that there was hardly room on the table for everything!

Atlanta Housing Inventory On The Rise For First Time In 7 Years

Atlanta’s single family detached housing inventory rose slightly in September from the same month the year before – the first time the city’s housing inventory has increased year-over-year in more than seven years. The event culminates a trend of rising inventory that began in the summer. Inventory typically starts dropping in July or August every year and does not begin rising again until February. Even with the recent increase, housing inventory in Atlanta remains at its lowest level in 13 years, dating back to December 2000. The historically low housing inventory situation has led to huge price increases this year but also a drop in sales from 2012 according to Dac Carver, Vice President of Beacham & Company, Realtors. “We anticipate inventory continuing its upward trend next year, which should moderate home price increases,” Carver said. “The increase in inventory could also mean more home sales next year. The number of home sales in 2013 is down from 2012, which we attribute to a lack of adequate housing inventory more than any other factor.”

Beacham Tops In Sales Of Homes Priced $3 Million Or More

With two months left in 2013, Beacham & Company once again leads all Atlanta real estate companies in closings of homes priced more than $3 million according to Realvaluator, an independent website that tracks the Atlanta real estate market.

Beacham & Company has been involved in 11 sales priced more than $3 million thus far in 2013. The next closest firm is Harry Norman, Realtors with nine sales. Others with sales of more than $3 million in 2013 include Dorsey Alston, Realtors with five sales, Atlanta Fine Homes/Sotheby’s International with three sales, Prudential Georgia Realty and Keller Williams each with two, and Coldwell Banker with one.

With 11 sales of more than $3 million in 2013, including 4420 Garmond Road by Glennis Beacham and Jan Hart (pictured above), Beacham & Company has closed more homes in this price range than any other firm in Atlanta. The next closest firm is Harry Norma at nine sales. Other firms with similarly priced home sales are Dorsey Alston, Atlanta Fine Home/Sotheby’s International, Prudential Georgia Realty, and Keller Williams.

The current year results follow a trend since Beacham was founded in 2006. The firm has sold more homes in the $3 million-plus market than any other firm in that time.

Fall 2013 Issue Of The Beacham Series Published Today

The Fall 2013 issue of The Beacham Series published today. The internationally award-winning magazine, now in its seventh year in print, is a semi-annual showcase of the finest listings of Beacham & Company, Realtors.

The cover home is located at 7 Cherokee Road in Buckhead and is listed for $8.9 million by Glennis Beacham. Created by famed Atlanta architect Neel Reid and completed in 1922, the cover home represents the finest in design, construction, location and execution that Atlanta real estate has to offer. The home is situated on four acres of meticulously maintained gardens which include a gorgeous limestone garden pavilion designed by another renowned Atlanta architect, Philip Schutze. To Haggle Or Not To Haggle: How To Play Ball When Negotiating A Home

Purchasing a home is a major financial commitment, but many people do it on a daily basis. When the time comes for you to start looking at housing, you should understand that negotiations have a major role. Most people do negotiate when they purchase a home, so employing these tips and techniques is important.

Realistically Determine Your Budget

If you go into negotiations and have no concept of what your budget is, then you are likely to become both confused and overwhelmed. You, and whoever else is purchasing the house with you, need to sit down and discuss what your exact budget is. By having a number in mind, you will know how much room you have with the negotiations. Furthermore, you will also recognize when it is time to consider other options. If the figures won’t budge and you can’t afford it, then you have to move on to another house.

Understand The Realistic Selling Price

Going into the home-negotiating process with dreams of grandeur is not good. When you envision that your going to knock hundreds of thousands of dollars off of the house price, you are just setting yourself up for failure. Before you start to negotiate on the house, you need to look into what similar houses in the area are selling for. Doing so will give you a much better idea of what the seller might be willing to accept. You don’t want to go too low because you could end up losing the house.

Considering Work on The House

When you go to look at some houses that you might be interested in purchasing, you also must take into account how much work has to be done on the house. This significantly influences the amount of money you are going to be willing to pay for it. For example, let’s say that there is an illegal bathroom in the basement of the house that needs permits or that the roof is showing a lot of signs of wear and tear. Explain that you will offer a higher price for the house only if those issues are resolved by the current homeowner.

Understand Other Bidders Exist

As you are considering the amount of money you are going to bid on the house, you need to realize that other bidders exist. It’s a whole different ball game than if you were the only person who was making an offer on the house. Knowing the intensity of the situation can give you the motivation to offer that extra ten thousand dollars to ensure the house is yours. The amount of money you bid also depends upon how desperately you want this particular house.

Foreclosures and Short Sales

Extremely intense competition exists when it comes to foreclosures and short sales, and you should really be working with people who are experts in the field if you want this type of house. In these situations, you may be better if you are willing to offer the full price of the house. Otherwise, you could find that it is extremely difficult to procure the home.

Negotiating for a house may be on the hardest parts of the process, which is why it’s so important to be well-informed. When you have the right information, you can make much better choices with your future house.

Say “Good-Bye” to The Paces & “Hello” to New Developments

6a00e551d321cb88340133f52b1181970b-320wiIf you’ve driven down East Andrews Drive where it meets West Paces Ferry Road, you’ve probably noticed that the popular Buckhead apartments, The Paces (circa 1967), no longer stand. Currently, in its place is a construction zone that’s roughly 30 acres in size. The Camden Property Trust, a development company based in Houston, bought the land for $39.3 million in 2012 and is currently in the process of building a community of 376 luxury apartments there. The company has extensive experience in the Buckhead and “intown” Atlanta markets, having developed such properties as The Brookwood on 26th Street, Ivy Hall at Piedmont Avenue, and Midtown Atlanta on Ponce de Leon Avenue.

The Paces property could not be in a better location as it sits right at the epicenter of Buckhead’s most popular restaurants, boutique and bars, and is just seconds from the Governor’s Mansion, Cherokee Town & Country Club and raved about hotels like the St. Regis. Because of its location, the new project will undoubtedly attract single families, Generation Y workers and affluent empty nesters who want to live in the city.

The developers plan to create a property that represents classic Buckhead, exterior to interior, using architecture inspired by the style of 20th century architect, Neel Reid. The interior of the units will most likely include granite stone countertops, wood flooring, tall ceilings and the best selections for molding, cabinets and doors. There will be two buildings, one more luxurious than the other, and three or four level townhomes that will front onto East Andrews Drive. The development will have “podium” style parking; two levels below-grade parking with seven residential floors on top.

Camden Property Trust has not announced rental amounts. Construction is expected to be completed by early 2014. Rental rates have not yet been announced. We will be sure to keep you posted on their progress!

The duo has been a major sponsor of the “Brookhaven Tour of Homes” since day one, an annual neighborhood event that supports the Ronald McDonald House Charities of Atlanta. Since 1979, the organization has been dedicated to hosting families of ill and injured children being treated by local hospitals. To date, the charities have housed more than 40,000 families. Not only have they offered a safe haven for these families, they have also kept them together, which is one of their main goals. Without the selfless commitment of Atlanta volunteers and donors like the Skogstad-Sodemann Team, the House’s success would be impossible.
