ShowingTime is used by 40 of the nation’s top real estate firms to schedule online property showings on their websites. The web based software has been steadily tracking request activity on these websites since 2001, the results of which are shown in the graph below using a black line. The gray line reflects home sale activity based on data gathered from the National Association of Realtors. A consistent seasonal pattern is clear, and it demonstrates two things:

1.) Showings are typically at their peak during April and May.

2.) Closings generally peak between June and July, roughly sixty days after the showing activity peaks.

Data gathered from First Multiple Listing Service (FMLS) confirms this theory. Average sales prices throughout Georgia between 2006 and 2014 are taken into account in the chart below and measured across the year. Months 6-7 (June and July) show a consistently high peak in sales price.
