How long has the property been on the market?

Knowing how long the house has been for sale can give you clues as to whether or not there’s a significant problem that you have not yet become aware of. This information can also be a useful tool for negotiation; the longer the owner has been trying to sell, the more likely they are to accept a lower asking price.

Is there a home inspection available for review?

Many realtors encourage their clients to conduct a home inspection upon listing their homes for sale to make the process smoother and quicker. If so, ask to see it. If not, inquire as to whether or not the seller would be willing to pay for one so that you are fully aware of what repairs are needed and what they will cost. The seller may or may not pay for the repairs as part of the negotiation or even reduce their asking price to reflect the repairs needed.

Have their been any major repairs or renovations?

Looking into building permits and other records of repair and renovation can give you an idea of the overall condition of the house and any recurring problems that could cost you money down the road. Make sure you know the home’s history before you commit to it.

What is the neighborhood like?

Is the neighborhood full of young families? Single professionals? Artistic types? What opportunities are available for community involvement? Is there easily accessible public transit or green space? Does the neighborhood align with your cultural preferences, hobbies and goals? Your community is your home, too. Make sure you love it!
