How to get prospective homebuyers to bite

Homebuyers are looking for the perfect home when they decide it’s time to buy. Fortunately, it doesn’t take too much effort to convince them that your home is the perfect one — it just takes a little strategic planning and investing in the property. Here are some of our favorite tips on how to get prospective homebuyers to place a bid on your home.

An entryway that wows

First impressions are especially important when you’re trying to sell a house. The first steps homebuyers take into the property need to impress in a big way. Put a fresh coat of paint on the front door and arrange things inside so that it is clear there is an entrance area. Even if you walk directly into an open space, you can create an entrance space by adding furniture to break up the space.

Hardwood flooring

Hardwood floors have a classic appeal and high level of durability that buyers crave. If you can afford to, we strongly recommend installing hardwood flooring in one or more of your home’s rooms. You will be able to get a definite return on your investment when it comes time to sell. If you can’t afford actual hardwoods, you can still draw in buyers with a synthetic wood floor. Just remember that you should not try to fool people into believing that it is real wood if it isn’t.

Bring in light

Buyers are always looking for homes that feel spacious and welcoming, and this often translates into homes that are well-lighted. The proper lighting can enhance the space available within a room and make it feel comforting to be in.

You want to open any window coverings you have to bring in as much natural lighting as possible, and you also want to look at your existing light fixtures to determine if they need improving or upgrading. Remember, floor lamps won’t cut it on their own. You need overhead, ambient lighting in each room. Consider installing recessed lighting fixtures in some or all of your rooms.

Green space

A large yard is a major selling point, but many sellers make the mistake of adding too much, especially to their backyard. Having an open expanse of green grass is the best selling point you can have. As long as you have a large area where kids can play, feel free to add in other landscaping or a deck space. Just remember that the grass needs to look lush and beautiful when buyers come by.
